Q:  What type of properties do you buy?
A:  McIntosh Management, LP purchases all types of property within the City of Pittsburgh. This includes single family homes, multifamily rental properties (e.g., duplexes, triplexes), and even larger commercial buildings. That said, we specialize in buying Pittsburgh rental properties. This is because we have experience owning and operating rental properties right here in Pittsburgh – and we love doing it! Q:  Do you pay fair prices for properties?
A:  Yes. In fact, we will always tell you how we arrive at the price we offer. It’s not a secret. It is true that most of the houses we buy are below the average price of a home in Pittsburgh. This is because we price in a discount based on factors that drive most buyers away (e.g., significant repairs, problem tenants). In our experience, many sellers understand this, and are happy to accept our offer because we can solve their problem by making a cash offer and closing quickly. Q:  How do you determine the price to offer on my house?
A:  We’re glad you asked, because it’s not a secret! The most important things we look at when coming up with a price are: location, condition of the property, and necessary repairs. If it’s a rental property, we consider the existing tenant  situation too. We then compare this to what other houses in your area have sold for. This leads us to a price that works for us, and one that we hope will work for you too.

Q:  What’s the catch? Are there fees I have to pay?
A: Absolutely not! We make you an offer, and that’s the amount you will receive from us at closing.

Q:  How are you different from a real estate agent?
A: There are many ways! For starters, most real estate agents don’t own rental property, so they may find it difficult to list your property at the right price. Because we have experience owning and managing rental properties in Pittsburgh, we have a good understanding of what a property is worth. Second, real estate agents list a property and show it to potential buyers. For providing this service, they charge a commission (which is fair, because they did the work)! This commission is typically between 3%-6% (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). We don’t take commissions: the price we offer is the amount you get.

Q:  Do I have to meet you if I submit the form?
